  • How does financing work for a house & land package?

    Financing is typically structured as two separate loans that are bundled into one overall lending arrangement:

    A Land Loan: This settles first so you can take ownership of the block.

    A Construction Loan: This covers the cost of building your home. Repayments on the land usually begin once the land settles. For the build, you don’t pay the full amount upfront; instead, your lender releases funds in stages as construction progresses.

  • How do construction loan payments work?

    Construction loans use a “drawdown” system. Your lender makes payments directly
    to the builder at the completion of major milestones, such as:

    • Slab (The foundations)
    • Frame (The skeleton of the house)
    • Lock-up (Windows, doors, and roofing)
    • Fixing (Internal fittings and plastering)
    • Completion (Final touches and handover)

    Note that package pricing does not include stamp duty, legal fees, or conveyancing costs. Other services such as soil testing, engineering and landscaping of the property may also be an additional cost.
