Double storey home designs built for Brisbane living

Space to grow without extra land

When you look at 2 story house designs in Brisbane, you quickly see why building up makes sense for so many local families. On smaller and urban blocks, a double storey home gives you the room you need without eating into the backyard, so you keep space for kids, pets and outdoor living. It is a smart way to fit more home onto the land you already have.

One of the biggest drawcards of double storey house designs in Brisbane is the natural separation between living and sleeping zones. Bedrooms sit upstairs, tucked away from the noise, while the kitchen, dining and living areas flow across the ground floor. Add an alfresco off the main living space and you have a home built for everyday life and easy entertaining.

Brisbane’s subtropical climate shapes the way we design too. Good orientation, cross ventilation and well-placed windows help keep your home cool through summer and comfortable in winter, all while pulling in plenty of natural light. Done well, a two storey home works with the weather rather than against it.

FAQs

Can I customise one of your double storey home designs in Brisbane?
Yes. Every double storey house design in Brisbane can be adjusted to suit your block, family needs and personal style, from shifting room layouts to changing facades and finishes. Our custom home designs service means you’re never locked into a fixed plan.
Are two storey homes suitable for narrow or sloping Brisbane blocks?
Absolutely. Going up rather than out is one of the best ways to make the most of a tight or awkward site, and many of our 2 storey house designs in Brisbane are built specifically for narrow blocks and sloping blocks common across the region.
What features come with your double storey house designs?
Our double storey home designs typically include separate living zones, upstairs master suites with private retreats, and open plan kitchen and dining areas that flow to outdoor spaces. Many plans can also include a plunge pool, alfresco area or larger backyard, depending on your block and lifestyle.
Do your designs suit Brisbane's subtropical climate?
Yes. We design homes to make the most of natural light, cross-ventilation and orientation, which matters even more with double storey house designs in Brisbane where upper floors can capture breezes and views. You can read more on sustainable heating and cooling considerations for your build.
How much does it cost to build a double storey home in Brisbane?
Cost depends on your block, floor plan size, inclusions and finishes, so there is no single figure that applies to every build. Double storey builds generally cost more than single storey due to extra materials, stairs and labour, and the best way to get an accurate figure is a detailed quote based on your specific plan.
How do I get a quote to build in Brisbane or south Brisbane?
Start with a conversation with one of our New Home Consultants, who will tailor a 2 storey house design for south Brisbane or elsewhere in the city to your block and lifestyle before providing a detailed quote. Get in touch to begin, or visit a display home near you first for inspiration.
