Double-storey home designs made for New South Wales living

From misty mornings in the Blue Mountains to salty air in Byron Bay, New South Wales offers every kind of lifestyle, and your home should be just as versatile. Our double storey home designs in NSW are made to feel like a natural extension of the way you live, helping you build upwards and make the most of your block without losing flow, function or feel.

Whether you are working with a tight block in Sydney’s inner suburbs, taking in vineyard views in the Hunter Valley or dreaming up the perfect family home by the beach in Port Macquarie, our double-storey house designs in New South Wales are crafted for everyday ease. Here you will find spacious double-storey family homes, compact two-storey house plans for narrow lots, and layouts with upstairs retreats, breezy balconies and separate zones that balance connection with calm.

Designed to adapt, built to belong

Need room for a growing family, multigenerational living or a peaceful retreat upstairs to wind down after work? We will help find the double-storey house plan that suits you, then shape it around the way you live.

From a kitchen where laughter and meals are shared to a study nook that keeps work tucked away, every element is designed to bring comfort and clarity to your space. Our flexible floor plans can flex for a downstairs guest suite, an extra bedroom or a dual living arrangement for extended family. Together with your local Franchise Owners and our Design Centre selections, you will shape a home that feels right for now and for the years ahead.

Single or double storey, choosing what suits your block

Not sure whether to build up or out? It often comes down to your land. A double-storey design can sit on a smaller footprint, which makes it a smart choice for tighter or narrower blocks where you still want generous living space and a usable backyard. A single-storey home tends to suit wider land where you can spread out comfortably.

Cost depends on your block, site conditions, council requirements, inclusions and the finishes you choose, so there is no one-size-fits-all figure. For a clear, accurate picture, the best step is to speak with your local team, who can talk you through the numbers for your site and your chosen design.

Local knowledge across NSW

With more than 40 years of experience and over 60,000 homes built, G.J. Gardner brings genuine local knowledge to every build. Our Franchise Owners live and work across New South Wales, so they understand local council requirements, climate considerations and how orientation shapes light and comfort throughout the year.

From your first sketch through to Design Centre selections and the day your Supervisor hands over the keys, you will have expert guidance at every step. The best homes don’t just look good on paper, they feel right when you’re living in them.

FAQs

What are the benefits of a double-storey home in New South Wales?
Building up lets you make the most of your block, especially where land is tight or a view is worth capturing from a higher level. Our double storey home designs nsw families love typically offer a clear split between private and shared zones, along with more scope for natural light and outlook. For more ideas, take a look at our inspiration page.
Is it cheaper to build a double-storey or single-storey home?
Cost really comes down to your block and lifestyle needs rather than a simple storey count. A double-storey home often makes better use of a smaller or narrower block by keeping the build footprint tighter, though land and build costs can vary widely across New South Wales. The best way to get a clear picture for your situation is to chat with our team about your site and goals.
Can I customise my two-storey house plan?
Yes, every double-storey house plan we offer can be tailored to suit your family’s needs and vision. From adjusting room configurations and adding a study to selecting facades that reflect your style, our custom home designs approach means your home is shaped around you.
Are your designs suited to New South Wales' climate?
They are. We consider orientation, airflow, shading and insulation for every design, whether you’re building in coastal humidity, inner-city heat or a cooler inland town. Learn more in our blog on sustainable heating and cooling considerations.
Do you offer compact double-storey homes for smaller lots?
Yes, we understand block sizes can be limited in high-demand areas like Sydney. Our range of small double-storey house designs are smartly zoned and light-filled, giving narrow or infill lots the space and comfort families need.
Do you have display homes in NSW I can visit?
We do, with several display homes across New South Wales, particularly around Sydney. Walking through one is a great way to picture your own layout and finishes in real life, so head to our display homes page to arrange a visit.
