G.J. Gardner of Brookvale has been on the northern beaches for 10 years. Co-director Melissa Luecki said the company started with high-end renovations but has moved into knocking down and rebuilding. “Knockdowns are now more efficient,” she said. “Many old houses have wonky walls, dodgy wiring, and plumbing, and some old cottages have asbestos. “The cost of renovating can work out twice that of knocking down and starting again.” For $550,000 you can build a new double-storey four-bedroom family home with Miele appliances, according to Ms Luecki.
The Hamptons-style home continues to be popular in beachside suburbs. The weatherboard look can be created using low-maintenance composite materials. “And we aim to educate people on how to build efficiently,” said Ms Luecki. “For instance, a length of Caesarstone comes in a 2.8m strip, so design your kitchen with that in mind to save money.”
