If you've walked through a few display homes recently, you might have left feeling a little confused. You're an individual with your own preferences and tastes, so it's natural to like different elements from each home – the bedroom in one, the bathroom in another and the kitchen in a third. It can then leave you feeling frustrated, when you're told you cannot combine certain features to create your dream home.
Choosing a standard floorplan can greatly reduce the effort and budget needed to build something special. However, you need to ensure the design can be optimised to suit your land and lifestyle, and is not just the 'closest fit'. As a result, it's important to know what your builder can deliver in terms of design flexibility.
If the plan you have chosen means you have to compromise on your home's view, orientation or privacy, or doesn't quite suit your site's natural slope, ask your builder the following questions:
1. Does your builder provide one-off designs, and at what cost? (Be sure to get the design fully quoted.)
2. If your own designer or architect creates a plan to suit your lifestyle and site, will your builder give you a complete fixed price on this design?
3. Can you modify one of your builder's existing plans, and can they provide a fixed quote on the altered design?
