Luke and Benita came to GJ Gardner Homes from a Town Planning company as a result of our reputation and respect in the local market. They spoke with New Home Sales Consultant Ron Mortimer regarding their very narrow block of land and what they wanted to achieve within a specific budget. Utilising our local tradespeople and suppliers, the result was a stunning three bedroom home complete with two bathrooms, lounge, open plan living, double garage and alfresco of 23.6SQ.
The client’s had a very constrained site (long and narrow set) which meant creative design to ensure compliance with the building regulations in respect of setbacks, while ensuring good passive solar design and the clients living requirements were met. The client also wanted to achieve the best visual impact from the shape and form of the home as well as the internal finish. The kitchen includes reconstituted stone bench tops with a mirror glass splashback, walk in pantry and SMEG appliances including induction cooktop. Both bathrooms include reconstituted stone bench tops with a warm white finish to the cabinetry and Caroma plumbing fittings and fixtures. All bedrooms were finished with a high quality carpet while the entry, kitchen, pantry, open plan living and dining were finished with spotted gum floor boards. The home includes walk in pantry, induction cooktop, split system heating and cooling and skylight. The exterior of the home has been finished with a blend of brick and render to showcase the skillion roof. Ultimately the end result is a blend of different textured materials and products which have been finished to a standard that represents quality as soon as you walk in the front door.
Luke and Benita had a very specific budget in mind while also wanting to make the most of their condensed site. They required a modern raised entry façade with a skillion roof at the front of the home and a hip roof at the rear. We also needed to cater for the tapered frontage on the block and meet all rescode regulations. We worked closely with Luke and Benita to ensure all of their specific needs and requirements were met.
