What’s included as standard in a G.J. Gardner Home?
At G.J. Gardner Homes we call this specification the “Classic Specification”
GENERAL
Personal in house design & colour selection process.
Fully painted inside and outside.
All construction to national, state & local government requirements.
Plan and drafting cost included in house price.
Construction insurance.
Engineer’s site and soil report.
Engineer’s foundation and slab design.
Termite treatment to AS3660.1 (Australia only)
Hot water unit 250lt off peak with 2 bathrooms. (Australia only)
Wall and ceilings 10mm plaster board.
Timber skirting 68x12mm colonial or bull nose painted in gloss, choice of colours.
Timber architrave’s 42x12mm to windows and doors, colonial or bull nose painted in gloss, choice of colours.
Lighting – one per room, two external.
Power points – all double – one per room, three to kitchen. (No PP to WC)
All dump fees included, and all rubbish removed from site.
EXTERNAL
Bricks, choice from builders range.
Roof tiles, two profiles from builders range.
External aluminium windows and glass sliding doors, choice of colours to choose from.
Colour bond fascia and gutter, choose from a variety of colours.
Two external garden taps, choice of position.
Single garage roller door or Panel lift garage door to double garage.
KITCHEN
Cupboards as per the floor plan, hundreds of colour combinations to choose from.
Square edge or post form tops, door handles four styles, dozens of colours.
Kickboard to match cupboards.
Sink 1 ½ bowl stainless steel, choice of styles.
Splashback tiled choice of colours and styles.
Wall oven – choose either white or black.
Hot plates – ceran glass.
Tap – flick mixer chrome.
Dishwasher provision, if required.
Pantry as per the plan, four shelves.
One meter of overhead cupboard with range hood if shown on plan.
BATHROOMS
Vanity cabinets as per the plan, hundreds of colour combinations to select from.
Square edge, door handles choice of four styles, dozens of colours.
Kickboard to match cabinets.
Basin – choice of colours.
Taps – choice of colours.
Mirror – full length of vanity top 900mm high with coloured frame to match shower screen frame.
Shower screen – clear glass, choice of pivot or sliding doors, choose from a variety of colours.
Towel rail – double, choice of colours.
Tiles to floor, skirting, shower recess to 1.8m high, 300mm above bath tub.
Ceramic soap holder. (One to shower, one to bath tub)
WC vitreous china pan, colour – white.
Seat and cistern, choice of colours, toilet paper holder included.
WC tiles to floor and skirting, choice of square or brick lay pattern
LAUNDRY

This is a starting point inclusions list only. We are contract home builders, (not project home builders), therefore we are able to customise our floor plans to suit your personal requirements, and you have the choice of adding almost any option that you wish.
Please note that driveways, turf, heating, floor coverings, fancy lighting, and the like are not included as standard inclusions in our homes. These types of options may be added.
